As a tenant there are many issues that can arise in which you should seek legal counsel, and should contact us for help. However, there are just as many issues that don’t involve the aid of attorneys and instead can be solved all on there own. To help clarify this we have listed some common issues tenants face that can be resolved without the need of legal intervention. As well as some non-legal advice on how to possibly resolve the issues.

Tenant/Tenant Disputes

In a perfect world we would all get along with our neighbours, but sadly that is not the case. Disputes between neighbors can easily arise for many reasons, like when they are constantly playing loud music or are prone to slamming doors at late hours, thus waking you up. Scenarios as such may seem like the end of the world as you don’t know how your neighbour will react if you complain to them about the situation. However, resolving the issue isn’t as scary as it seems and instead can be dealt with a simple conversation. When approaching your neighbour about the problem make sure that you’re cool headed so it does not appear as if you are confronting them and instead start off with a greeting. Try not to automatically begin complaining to them about the problem and instead easy into the issue. Once you feel it is time to bring up the subject, make sure to speak to your neighbour in a clam and easy tone, as they are more likely sympathize with you. If your neighbour begins to raise their tone and can seem distressed make sure to stay calm, let them finish and thank them for their time. It may seem redundant as the issue wasn’t solved, but when your neighbour becomes angered by the conversation then chances are they are unwilling to notice their wrong doings. At this point it is better to bring up the issue with a building manager or landlord as they may be able to intervene and help resolve the problem.

 

Minor Repairs

In every home aspects of it are bound to brake down and will need repair. When this occurs you should inform your building manager or landlord about the repair needed. A lot of managers and landlord will get the task done. However, there are some that will off put the issue or ignore it all together. When this occurs it is important to asses the situation and figure out if the repair is crucial and will make the unit uninhabitable if left unrepaired or if it is more of an inconvenience. But if you deem the repair as minor and does not require legal assistance then it is important to not overreact and do something that can get you evicted like withholding rent in exchange for the repair. Some examples of minor repairs are as follows:

  • Broken Blinds

  • Broken Doorbells

  • Burned Out Light Bulbs

  • Cracked Toilet Handles

  • Loose Door Knob Inside The Unit

  • Missing Window Screens (First Floor)

  • Unralied Closet Doors

  • Worn Out Flooring

Parking

Anyone that has lived in the Los Angeles area knows how annoying it maybe to find a parking spot, especially when you drive home after a long day of work and aren’t able to find a spot in your apartments designed parking area. Not only does it feel like an inconvenience, but almost seems like you are being robbed of something you deserve, since you rent a living unit there. Before, complaining to a building manager it is important to first look over your apartment lease as it may be that a parking spot is not included with the rental of a unit. However, if a parking spot is part of the agreement on the lease then it is important you bring up the issue with the building manager as they may not be complying with their side of the agreement.
